Before & After: A Dreary Utility Room Becomes an Airy Bathroom

Paige and Carter Posladek of Ensley Homes love to flip houses in their home state of Kansas, where they bring new life to homes otherwise forgotten. Their latest project is a 1952, 4,000-square-foot, ranch style home in Leawood, KS. The home’s light and airy bathroom was once a utility closet off the kitchen and dining space. To reimagine the space as a bathroom, Paige and Carter kept the exterior windows in place, but closed off the original entry and created a new doorway through the master bedroom. “The goal for this bathroom was to create an oasis,” Paige shares. “Typically, ranches in this neighborhood have teeny, tiny bathrooms, and we wanted this one to stand out as a retreat. We added an 8-foot vanity, a soaking tub, and an oversized marble shower to accentuate the spa-like feel. We converted the original master bathroom into a walk-in closet.”

Designing a space to flip is tricky. You are essentially designing for future homeowners that you have never met, and they likely have varied design styles. “When potential buyers walk in, we want them to think, “I don’t want to leave!” Paige says. There is a particular challenge designing for a buyer you don’t know vs. a specific client, and it can be harder to take risks, but Paige admits that she “finds a great deal of pride in designing these homes and believe[s] that buyers will see the vision and potential in each space.” Giving each home project special touches, such as the herringbone pattern on the bathroom floor, is important to Paige and Carter.

If I walked into this home as a buyer, I’m pretty sure I wouldn’t want to leave this room, that’s for sure. It brings instant calm to me. I hope you enjoy this peek into Paige and Carter’s latest project! —Erin
