These 6 Home Improvements Are a Priority This Year, No Matter Your Budget

Better Home and Gardens just released the results of a national survey asking two distinct sets of homeowners what they want to change in their home for 2018. The 10th annual Home Factor survey polled two groups about home improvements they’d like to carry out this year: “luxury” homeowners who make more than $125,000 a year and “mass” homeowners who make less than $125,000 a year.

They found that these two groups may not have the same money to spend, but they have the same priorities when it comes to upgrading their homes. Amy Panos, Home Editor at Better Homes and Gardens said, “Regardless of their income, homeowners care about creating an inviting home that has useful, upgraded spaces for family and friends to enjoy.”

Here are the top 6 home improvements that are a priority for 2018:

1. Painting rooms

Caliente is Benjamin Moore’s Color of the Year for 2018. Image: Benjamin Moore

Painting a room is one of the fastest and least expensive ways to give a room a makeover. It’s also a great DIY project that can often be tackled over a weekend. The best part about this type of project is that homeowners can take a bigger risk with color and paint over it if they don’t like it.

2. Replacing flooring

home improvements 2018

Wood flooring is the top choice in floors for homeowners and potential buyers. Image: TK Interiors

This is not only high on the priority list, but a smart move. Upgrading to hardwood flooring can add up to “2.5% to the home’s sale price,” according to Realtor.com.

3. Bathroom remodel

When remodeling a bathroom, try to create a spa-like environment with a combination of textures and finishes. Image: Racing Green Construction

According to a report published by the National Association of Realtors, a complete kitchen renovation, a kitchen upgrade and a bathroom renovation topped the list of projects that add value to the resale price of a home.

4. Kitchen remodel

Contemporary coastal kitchen design is a favorite among families. Image: Chelsea Lauren Interiors

A modern, functional kitchen is one of the top features homeowners look for. But it’s important to not go overboard on the upgrades, since, according to U.S. News, a minor kitchen remodel will recoup 80 percent of its cost, while a major mid-range kitchen remodel has a 65 percent return on investment.

5. Decorating with furniture and accessories

The right furniture and accessories add a unique and polished look to a room. Image: Studio Envie

The right furniture and accessories bring new life to any room. If your budget is limited, focus on buying the highest quality main furniture piece in the room and then bargain hunt for the rest of the accents. For example, when redecorating the living room, splurge on the sofa — you’ll spend lots of time sitting on it and get creative with the accessorizing.

6. Adding a separate laundry room

Style and function are both possible with a well-designed laundry room. Be sure to add plenty of storage and a countertop area for folding. Image: Studio Envie

A separate, well-organized laundry room can not only make life easier, it makes the regular task of doing laundry a pleasure. Depending on the amount of space you have, a separate laundry space can be as simple as converting a closet to plumbing out a whole designated laundry room.

What’s difference between the two groups?

If the two sets of homeowners agree on the same projects, what are the differences? The luxury homeowner set is willing to pay more for quality pieces and hire contractors to do more of the renovations than the mass set. Interestingly, mass homeowners want to focus on the pricier kitchen and bath remodels while the luxury homeowners want to paint or redecorate the home with furniture and accessories.

What are you planning on upgrading this year?

Native Union Drops Into the Wireless Charger Game

Native Union Drops Into the Wireless Charger Game

Outfitted in fabric and aluminum, Los Angeles/Hong Kong luxe tech accessorizer Native Union arrives fashionably late to the wireless Qi charger party with a handsomely outfitted Qi wireless charger, the Native Union Drop.

Coming off the heels of CES and the recent Maison & Objet in Paris, the LA+HK based Native Union reinforces their reputation as a brand placing design on equal footing with technology, presenting a hard-wearing home textile top integrated with a non-slip silicone tread above an aircraft grade aluminum base – each an aesthetic and functional treatment designed to keep devices in place while also prevent overheating.

Underneath the fabric and silicone patterned top, a thermal protection sensor and foreign object detection keeps devices safe while inching back toward 100%.

iPhone 8, iPhone 8 Plus, iPhone X, and any other Qi enabled devices, the Drop’s 10W charging base ships with a matching USB-C to USB-A 6.5 foot braided charging cable, complete with an integrated leather strap for wrapping up the cable to adjust the length or for tidy storage (the all-black ensemble could be customized further with one of the company’s other existing USB-C to USB-A belted cables).

Note, the Drop is a 10W charger and thus doesn’t rate for fast charging; impatient iPhone X users should look elsewhere for fast charging options (it’s still double the 5W charger shipping with the iPhone X).

For those looking to get the…ahem…drop on the $60 Native Union Drop Wireless Charger, mark your calendars for March when the charging pad becomes available via NativeUnion.com.

SelgasCano Designs New Creative Workspace for Second Home

SelgasCano Designs New Creative Workspace for Second Home

Second Home launched in 2014 offering unique workspaces for entrepreneurs and innovators. The company continues to expand and just recently opened Second Home Holland Park, their second spot in London which was designed by Spanish architects SelgasCano. Second Home Holland Park marks the fifth collaboration between the two companies with a continued study in environmentally sustainable design along with a focus on natural materials, natural light, and greenery.

The offices span 12,000 square feet within a mid-century building with a storied past. Throughout, the interior boasts bright colors, natural light, and a menagerie of plants, some of which grow right up through the floor. While the interior is outfitted with modern essentials, historic details were also restored.

From Second Home co-founder Sam Aldenton:

When it comes to design, we’ll never do the same thing twice – that’s just boring. I love the way SelgasCano responded to the rich cultural heritage of the building, and created something totally unique – and yet recognisably Second Home.

35 trees were planted inside the offices and benefit from new roof surfaces that allow more light in.

Here at Pinch, we are spoiled with delicious family-meals daily. So let’s just say my lunch making skills were a little rusty. To get my groove back, I decided to first hunt for the PERFECT bento box.

Now, as you might imagine, most of the findings were not designed for 2 year olds. But lucky for us, we had a post to write. So voila!

Studio Tour: Botanical Calamity by Peaches+Keen

If you follow Peaches+Keen on Instagram — Melbourne, Australia-based creative duo Lucy Hearn and Lily Zielinski — you already know about the amazingly intricate designs they share that are created from found floral and fauna that they deconstruct and rearrange into beautiful and unique patterns. They recently opened a brick-and-mortar shop, Botanical Calamity, which is also their studio space that they share with painter Miranda Skoczek. Lily and Lucy had been creating their one-of-a-kind pieces for over five years before delving into a physical storefront. Peaches+Keen’s brilliance is in their materials, or rather the inspiration from their materials. They make jewelry, custom painted pots and “botanical artworks” which they create from found seeds, flowers, leaves and other natural materials. The pair explains that they take these natural elements and “Dissect into their basic forms and arrange into graphic patterns. These images are then photographed and printed. This process continues to evolve via various mediums — from paintings to patterns in gold foil on the earrings.” Incredibly — and appropriately — enough, it’s the style that they continued onto the enormous mural that graces the exterior of their space!

The building was originally an auto shop, and most recently a karate dojo, that Lily and Lucy passed each day on their coffee runs in their neighborhood. When Lucy suggested they get the space when it came up for lease, Lily realized she was actually at least half serious. With kids at home for each of the designers (and Miranda as well), it was important that they had a space to work independently and without interruption. Within a week the partners signed the lease. Now they have an inspiring creative space they can share with fellow creatives in Melbourne, and surrounding areas, and a place of their own where they can work and highlight local makers. Rebekah

Photography by Peaches+Keen

Image above: After painting the interior Lily and Lucy began on the outside, “Next we tackled the exterior — first painting a coat of blue, then stenciling over it with hundreds of shapes. We spent many an hour at the top of our 12-foot ladder with a can of spray paint and are so happy all the hard work has paid off. The building sits so beautifully amongst the trees and is a nod to the nature that surrounds us. Our studio name, Botanical Calamity, comes from our Botanical Calamity Artworks that inspired our exterior mural.”

Bee Hospital Investigates the Decline of the Bee Population

Bee Hospital Investigates the Decline of the Bee Population

Research has shown that the bee population has been on the decline which has the potential to cause major issues with global agriculture. Shau Heng Li, of Shau Design, set out to investigate the issue, specifically Colony Collapse Disorder (CCD) where most of the worker bees leave the hive for good, through a concept that takes place in 2030. The Bee Hospital is a series of objects designed to help bees survive the deteriorating planet by implementing them into urban environments.

The collection includes a mite guard dispenser, a bee-detecting device, and a supplement center that offer probiotics, nutrients, and chemicals that help with bee survival in areas where traditionally bees are not kept.

The supplement center provides essential nutrients and probiotics that allow the bees to digest harmful pesticides that seep into the soil during farming. The mite guard dispenser entices bees through the use of syrup and when the bees enter, they’re brushed with a chemical that kills mites. The year 2030 is expected to be rough as far as the environment goes, therefore, scientists will need to observe bees via a bee-detecting device.

Whether or not the Bee Hospital comes to fruition, it’s definitely a thought-provoking concept that should get us all imaging what we can do now to help the bee population before it’s too late.

The Defining a Style Series: What Is Modern Farmhouse Design?

modern farmhouse design

Ready to embrace modern farmhouse design? We’ve got all the info you need to pull this look off. Image: Gardner Homes

There’s a reason why so many of us continue to fall head-over-heels for farmhouse style. Its unique take on comfort and simplicity creates an aura that could make anyone feel at home, even if they’ve never set foot on a farm. However, some people shy away due to the assumption that this aesthetic can feel a little outdated.

We’re going to prove those people wrong. Below is our guide to pulling off modern farmhouse design. Read over these tips and keep them in the forefront of your mind as you work on your own interiors. With any luck, you’ll achieve the perfect balance between classic comfort and modern flair.

practicality

Practicality is the cornerstone of farmhouse style. Image: Ken Linsteadt Architects

Put practicality first

When you consider the ins-and-outs of farm life, it’s no surprise that practicality reigns supreme. While you should always consider functionality and usage as an integral part of any design, in this case, it needs to be your first point of consideration.

As for how to make that happen, planning is key. Before you start getting into the nitty-gritty of your redesign, take some time to look at the space. Consider details like the flow of the room, the lighting, and the furniture arrangement. Consider what’s working and what isn’t, as well as what changes you can make in order to make ease-of-use your first priority.

Then, once you’re ready to start gathering your design elements, remember that function should be your primary focus. Let your furniture and storage options take center stage in the room, above any decorative elements.

neutral colors

Stick to neutral colors for a modern twist. Image: House of Jade Interiors

Choose a neutral palette

The colors you choose will be crucial to making this look work. Gone are the sage greens and buttermilk yellows that harken to older farmhouse styles. These days, a neutral color palette is a crucial part of any modern design, and including one in your farmhouse-inspired space will be the thing that helps keep your fresh, clean, and totally current.

As always, you’ll want to keep the 60-30-10 rule in mind. Here, white is the natural choice to fulfill the role of your dominant shade. For your other two colors, think about using earthy shades like grays, tans, and browns. Bare in mind that your accent shade should be the boldest of them all.

In a farmhouse design, the finishes you choose will also play an important role. Rather than choosing crisp, bright shades like you would in a truly modern design, you may want to consider choosing colors that have a bit of a vintage or antique feel to them. This will provide a small nod to classic farmhouse style without feeling too over the top.

comfort

Comfort is also key. Image: Jennifer Robin Interiors

Mix and match furniture

Next up, it’s time to focus on furniture. Traditionally, farmhouse designs relied heavily on simple wooden furniture to fill up the bulk of their interiors. You should include that in your space as well. The type of wood and finish that you use is up to you, but whenever possible, opt for pieces that feature clean and simple lines.

To give the look a more modern twist, you’ll want to infuse another layer of comfort into the space. Think about balancing out the natural materials in the room with things like plush couches, comfy accent chairs, and cushioned bar stools. You can also enhance the feeling of the room by layerings items like throw pillows and blankets into your design.

industrial accents

Finish the look off with industrial accents. Image: Irwin Construction, LLC

Add industrial accents

Lastly, you’ll want to think of the purely decorative elements your design. Here, we’d suggest leaning strongly on industrial-inspired pieces. Not only are industrial pieces commonly based on the machinery used for farming, but they also happen to be experiencing a spike in popularity right now, making them the perfect common thread to finish off your look.

With that in mind, keep an eye out for hanging barn doors, wooden mantles, iron-inspired light fixtures, and galvanized metal storage buckets. In farmhouse design, the best accents are the ones that also play a functional role, so look for pieces that serve a purpose.

Use this guide to bring modern farmhouse design into your interiors. Image: Sita Montgomery Interiors

Farmhouse style has been around for decades, but that doesn’t mean it has to be synonymous with grandma’s house and days gone by. Take this guide on modern farmhouse design as your inspiration. The tips and advice in this post are the keys to creating a farmhouse-inspired space that feels equal parts warm, welcoming, and current.

What do you think of modern farmhouse design? Would you be willing to try out the look in your own home? Share your opinions with us in the comments below.

Modern Laundry Rooms That Will Make Laundry More Fun

It’s probably the last room in the house to get any love yet it usually gets used more than its fair share. Which room, you ask? The laundry room. While many don’t have the luxury of laundry in-house, those who do would probably appreciate some ideas to spruce up the often dreary space. That led us on a quest to find some modern laundry rooms that any of us would be happy to hang out in while slaving away load after load.

Modern Laundry Rooms That Will Make Laundry More Fun

Part of her own project renovating an A-frame cabin in Palm Springs, designer Sarah Sherman Samuel took on the laundry room which began with some sad “before” photos. The “after” images are quite stunning, especially the custom wallpaper she designed and had printed for the space.

Photos by Tessa Neustadt

Located in Lafayette, California, this house was designed by Amber Interiors for a family that has lost their previous home in a fire. They worked with architect Barbara Chambers of Chambers & Chambers on the classically modern design, including this no frills laundry room with the washer and dryer tucked away in what easily could have been a closet.

Soda Pop Design created this laundry room with turquoise cabinets that feel so fresh and clean. The cabinets were paired with modern brass hardware and a black and white patterned tile floor. Plus, can we talk about the cubbies for the dogs?!

This Minneapolis mid-century rambler was renovated by Marsden Building & Remodeling, who carved out a light-filled space to house the laundry room. The white cabinets and appliances are built into a wood enclosed nook set off by the shiny blue floor.

Cadieux Design created this laundry room for clients that were up for anything. Small white hexagon tiles make the bold blue cabinets pop, while black, white, and grey wallpaper on the far end adds another geometric element and brass accents finish the space off.

A house in Los Angeles was restored by a local Hancock Park designer and includes this minimal laundry white and wood room. The new space fits in perfectly in the modern farmhouse with rustic wood floors, simple white tile, and a butcher block countertop. A single wooden shelf holds necessities within reach.

The interior of this jaw-dropping house in Palm Beach, Florida, was designed by Marc-Michaels and includes custom cabinetry by Superior Wood Products. The hand buffed, high gloss white cabinets are combined with solid walnut accents and floating shelves for storage hang above without blocking light coming in through the windows.

This mighty laundry room is housed within the master bedroom closet which has to make laundry incredibly easy, right? Studio McGee took down two walls to enlarge the space and installed a large island for folding clothes.

By Bruno renovated a space to house a bathroom, closet, and laundry room all in one. The entire space is outfitted with white Italian porcelain tiles with cobalt blue aggregate mixed in to look like terrazzo. Oversized white subway tiles cover the walls and rich wood cabinets with a beautiful grain surround the appliances.

The Lilypad Cottage shared their own revamped laundry room, which features blue and white wallpaper, soft grey cabinets, and blue/grey slate flooring, that all can be disguised behind a hidden sliding door.
